|Overview:||Title examiners search public records regarding properties to determine legality of claim of ownership. They clarify ownership conditions when a property is sold, traded or donated. Mortgages, liens, trust deeds, and contracts are examined and verified that could affect property ownership.|
|Duties:||They confer with clients to identify properties to be researched for identification of ownership and special conditions that could affect ownership claims.
They examine mortgages, mechanics' liens, court judgments, easements by power companies and walkways and access paths or roads that can affect the property.
They analyze any restrictions regarding the use of the property for construction or recreational use as recorded in the local registry office. They confer with attorneys as needed.
Prepare final reports regarding ownership title and restrictions for the property researched. They issue or arrange for title insurance policy to guarantee conditions specified in the search.

|Education Level:||Training for this occupation generally requires an Associate Degree from a 2 year or community college.|
|Additional Training/Education:||An associate degree from a 2-year college or a bachelor's degree from a 4-year college can qualify a person for entry positions in this occupation. Programs of study that can prepare you include courses in business law and contracts, insurance, business administration and real estate.|
Understanding acquiring positions in this field may be enhanced through continuing academic study (i.e. earning a baccalaureate or a master's degree) and/or work experience in the field, Queensborough Community College has established transfer agreements with other institutions for students who wish to further pursue their educational goals.
